DESCRIPTION: 5 level waterfront house, undercover car park, boat house and pavilion.
ROLE: Project Manager
RESPONSIBILITIES: Planning and design review and cost analysis. Specifications, tendering structure, contract documentation and execution. OH&S and WorkCover plans and safety controls.
DETAILS: Demolition and removal of all existing structures. Construction of a concrete structure multi level house. Construction of a separate entertainment pavilion incorporating a boat house and launch.

23 WEST STREET PETERSHAM

TYPE: Residential – Townhouses (Brownfield site). CURRENT
DESCRIPTION: Demolition, Decontamination, Sub-Division and construction of 9 Townhouses
ROLE: Project Manager and Superintendent responsible for all phases of the project.
RESPONSIBILITIES: Planning and design review, value engineering and cost analysis. Setting up specifications and tendering structure. OH&S and WorkCover plans and safety controls. Contract documentation and execution. Site setout and site supervisory roles.
DETAILS:

The site was formally housed a printing facility. An environmental assessment of the existing ground conditions indicated high isolated areas of Hazardous contamination and General Solid Waste.

Once all structures are demolished, decontamination works are to commence (RAP). The site is to be sub-divided into 9 Torrents Title lots with new separate utilities “run in” to each lot followed by the construction of 9 townhouses.

TYPE: Residential – Units (Brownfield site). CURRENT
DESCRIPTION: Demolition, Decontamination and construction of multi storey residential units (14) and parking within an existing masonry warehouse façade (retained)
ROLE: Project Manager and Superintendent responsible for all phases of the project.
RESPONSIBILITIES: Planning and design review, value engineering and cost analysis, setting up specifications and tendering structure, OH&S and WorkCover plans and safety controls, contract documentation and execution, site setout and site supervisory roles.
DETAILS: The sites former use was vehicular storage and mechanical repair. An environmental assessment of the existing ground conditions indicated that the site was contaminated with Heavy Metals (lead, zinc, arsenic etc.). The building is to be partially demolished (façade and internal column grids retained for reuse as design features). To stabilise the existing (retained) structure the first floor slab is to be completed, then remediation excavation and disposal works commenced. During this stage the upper levels are started.

TYPE: Industrial (Brownfield site). CURRENT
DESCRIPTION: Industrial estate on a heavily contaminated site
ROLE: Project Manager and Superintendent responsible for all phases of the project.
RESPONSIBILITIES: Planning and design review, design and construction of high pressure decontamination injection and extraction system, value engineering and cost analysis, setting up specifications and tendering structure, OH&S and WorkCover plans and safety controls, contract documentation and execution, site setout and site supervisory roles.
DETAILS: The sites former use was a chemical production and batching plant facility. All previously existing structures were demolished. The ground water and soil was found to be highly contaminated (Chromium 6, Vinyl Chloride, TPH’s, PAH’s, Asbestos, BTEX, minor Heavy Metal and UST”s). The contamination level was classified as a combination of Hazardous, Industrial and Scheduled Waste. Due to the cost of disposal, it was economically viable to treat and land farm the contaminated soils on site and reuse as filling material. The UST’s were decommissioned cleaned and filled. The ground water was heavily contaminated mainly with Chromium 6 and PAH’s. Using a high pressure stainless steel manifold and injection wells integrated with a stainless steel dewatering extraction system (designed and built in-house), we were able to inject Hydrogen Peroxide at a concentration of 25% starting from 10%. Hydrogen Peroxide being an extremely corrosive and quick acting (explosive) reagent, was injected into the ground water (3m – 6.5m deep), then cycled through the extraction system for monitoring and re-injection. The treatment was successful.

DESCRIPTION: 10 two storey townhouses
ROLE: Project Manager and Superintendent responsible for all phases of the project.
RESPONSIBILITIES: Planning and design review, design and construction of high pressure decontamination injection and extraction system, value engineering and cost analysis, setting up specifications and tendering structure, OH&S and WorkCover plans and safety controls, contract documentation and execution, site setout and site supervisory roles.
DETAILS: 10x 3 bedroom townhouses (initially built to serve as military quarters). Originally Strata titled then subdivided into Torrens title, this required design, construction and commissioning of new underground electrical mains supply, new mains sewer and stormwater. The western (rear) portion of the townhouses were demolished to allow for extensions (2 levels) to increase floor area. The internal layout and finishes were completely removed and remodelled. External works included upgrading of the existing building finishes, parking facilities and landscaping.

TYPE: Commercial / Residential. PLANNING & DOCUMENTATION STAGE
DESCRIPTION: 5 storey apartment building with two levels of underground parking facilities and retail levels on the Ground and Lower Ground Floors

DETAILS:

The sites was formally a two storey commercial / retail premises with two underground levels. All structures were completely demolished and a masonry / concrete structure erected, with a combination of glazed curtain walling and cantilevered balconies to the street frontage, two passenger lifts servicing all levels and high quality internal fitout.
